Turks & Caicos · Raw Land Study
Four hundred and thirty-three parcels of raw land, across twelve islands, looked at seven ways. With land, location is almost the whole story. The same acre can ask a few dollars a foot or a few hundred, depending on the island, the position within it, and what the parcel touches: beachfront or iron shore, lakefront or canal, hilltop or garden, road frontage or open interior. These charts sort the market by rate, by island, by size and by time, so you can see that spread at a glance. Hover or tap any parcel for its full details.
This is a snapshot of where raw land sits and how it is priced. With land more than anything, two parcels of the same size can carry very different numbers: beachfront or iron shore, lakefront or canal frontage, a hilltop with views or a quiet garden plot, road access and utilities, elevation and zoning all move the price, and none of that shows up in acreage alone. For waterfront in particular we also look closely at the price per waterfront foot, the cost per linear foot of water frontage, which is one of the truest measures for beach and canal land and is shown here for parcels where the frontage is on record. Because the market spans such a wide range, several charts use a log scale so every parcel stays visible. Figures are as listed on the MLS. Taken at a glance, it is a useful way to get your bearings.
